Private Warehouse

Background

This is a private warehouse located in a forthcoming industrial hub in the Greater London area. The client required a state of the art storage and shipping facility, with ancillary office space, and required a BREEAM Excellent rating to maximise desirability for potential incoming tenants.

QuinnRoss Energy were on board providing BREEAM advice from pre-concept stage all the way to construction and certification. We provided constant advice throughout, including resolving many issues with cycle spaces, transport options, heating options for the warehouse and several EPC step change analyses to allow a clear choice of HVAC system moving forward. We also had to advise how to resolve the London Plan targets and keep energy consumption and CO2 emissions low.

Results

The building was given planning approval, achieved a BREEAM Excellent rating and achieved an EPC band B rating, which is comparable to a new-build score despite it being a refurbishment.
