Background

One Forbury Square is a prime office development located in the centre of Reading, 5 mins walk from Reading Centre station.

As the building is existing, QuinnRoss Energy were initially involved with performing refurbishment works to the existing HVAC systems and designing a new lighting layout and installation.

Results

The energy dept. performed initial EPC calculations only to find the building did not perform especially well, achieving a low D rating, due to its existing HVAC equipment and energy consuming four pipe fan coil system. QuinnRoss Energy performed a number of EPC calculations testing different improvement options, such as HVAC replacement, construction U-value improvement and renewable technology. The most cost effective improvements were deemed to be AHU replacement and a solar panel array on the roof, which had the desired effect and an EPC C rating was achieved and lodged.
